Owner's Description

Our lodge, Otters Den is one of the 5-star luxury lodges at Portland View, Ladram Bay. It is at a prime position, nestled in beautiful Devon countryside with stunning panoramic views across Ladram Bay.

This 42ft x 13ft, two-bedroom lodge is the top model from ABI and comes with a lot of goodies. It accommodates 4-6 guests, has gas central heating and is fully double glazed. In the lounge there is a three-seater Kailspera, warm welcoming, leather sofa with a pull-out bed and poppy patterned curtains. It has a 55” (in the lounge) and a 42” (in the twin bedroom) smart LED flat screen TV which is Wi-Fi ready. We are the only one providing a private satellite service at Ladram Bay. The Satellite, Wi-Fi is a direct connection only to Otters Den, with up to 22Mb for best speeds, available for laptops and smart phones, etc. move across to the dining area and you will find brown upholstered dining room chairs and low breakfast bar with power socks and USB charging points. In the kitchen there are integrated appliances, including an oven with grill, microwave, dishwasher and fridge freezer, plus a separate utility room for the washing machine. The main bedroom is furnished with a king size bed, large mirror door wardrobe and a dressing table with chair and mirror. Adjoining the bedroom is an en-suite with wash basin, low level toilet and a shower. The twin bedroom is furnished with twin beds and a mirror door wardrobe. The slide doors lead to the large decking area where you can enjoy the panoramic views across the bay whilst relaxing and dining on the outdoor furniture. This lodge is built to residential specification. We both love our lodge and make the lodge as our second home.

Because of our health issue, we decide to sell our lodge. Our lodge still has 13 years lease. The Portland View is open for 44 weeks per year.

There is no problem to cover the site fee with the rental income. Our lodge is fully booked during the school holidays. We are happy to guide our new owner to run the sub-letting service if they want to carry on letting it out to cover the running cost. Most of the furniture is including in the price.

Site Fees: £6096.24 +VAT £1,219.24 = £7315.49. The owner will pay this year site fee if the new owner takes over the ownership in October 2020. Then, the new owner will have 3 months free site fee.

There is a full programme of entertainment every day in the Waves Bar. On site there is a well-stocked and competitively priced shop and food outlets, as well as the Pebbles Restaurant and the Wave Bar; a new indoor leisure complex with a 22m indoor heated swimming pool plus an indoor heated children’s pool with slides, a sauna, steam room, Jacuzzi, gym, an amusements arcade, a new indoor climbing wall, Indoor soft play area, children's play area and a dinosaur themed crazy golf; a beach café with boat/kayak/Peddle boards for hire. If you like walking, there are fantastic coastal walks into Budliegh Salterton in one direction or Sidmouth in the other.
