Facilities within the kitchen include a gas hob, microwave, fridge/freezer and all pots, pans, plates, cutlery, utensils and essential cookware.

Within the lounge is a large TV, DVD player with a selection of DVDs, a Hi-Fi system plus family games.

All of the above are included in the sale, as are the following: a side storage unit, TV stand, built-in wardrobes, ironing board, vacuum cleaner, hairdryer and hair straighteners.

Externally, the pitch has a large timber decking area of roughly 70m² split over two levels. The upper decking is fenced all round with electric lighting, and has a metal framed, modern and curtained gazebo covering the eating area, which has a robust 6 seater dining table and chairs. The lower timber decking was recently renewed and is also surrounded by timber privacy fencing with electric lighting. It comes complete with 4 cushioned sun loungers and an additional 6 seater rattan seating set with retractable patio parasol. A newly built cooking area offers all accessories required, such as brand new electric oven, hotplate, electric BBQ, George Foreman grill, panini press, large fridge/freezer and cooking utensils. Storage shelves sit under the worktop with hinged doors. The cooking space has Cunningham acquired side curtains which closes of the area during the off-season period

There are also 3 timber sheds, 2 of which were recently built. Everything within the sheds, including all tools (there are many), tool boxes, spare parts, power washer, hoses, extension cables, additional fridge, washer/dryer machine, cool boxes and ice packs, full toy box with floaties, tennis and badminton rackets, dinghy and oars, cleaning equipment, leaf blower etc., is included in the sale.

Also included within the sale will be a large amount of double/single bedding and towels.

The site is located between the famous towns of Cannes and St Tropez, road and rail networks take you further afield to many other famous locations such as Monaco, Monte Carlo and Marseille with Nice Airport only a 35 minute drive away.
