Situated at the foot of the beautiful Lincolnshire Wolds, our comfortable static caravan provides the perfect base for a relaxing break, whether you're looking for a short getaway or a longer holiday.

Minimum stay: 3 nights
Full week bookings available
From £75 per night
Weekend nights from £85 per night
To secure your booking, a £50 non-refundable deposit is required. The remaining balance is due 4 weeks before arrival. Failure to pay by this date may result in your booking being cancelled.

🚭 Important Information
Adults-only accommodation
Couples only or a couple of friends.
No pets
No smoking inside the caravan or on the decking area
Smoking is permitted only in the designated outdoor patio area
Fishing is no longer available

🌿Occupancy
Maximum 2 people.
Suitable for couples or two friends sharing.
Only the people named on the booking may stay.
Lead hirer must be 25 or over.
Over‑occupancy may result in removal with no refund.
you cannot transfer your holiday.
Booking, Deposits & Payments
A booking forms a contract between the Hirer and Cottage‑Waters.
A booking is not secured until the £50 non‑refundable deposit is paid.
By paying, you agree to these Terms & Conditions.
Holiday insurance is strongly recommended.
Full balance due 4 weeks before arrival.
Failure to pay on time may result in cancellation without notice or refund.
Cottage‑Waters accepts no liability for any costs caused by late payment.
Arrival, Departure & Keys
Check‑in: from 3:00 pm
Check‑out: by 10:30 am
Keys must be returned before leaving.
Smoking
No smoking or vaping inside the caravan or on the decking.
Smoking allowed only on the patio area.
Dispose of cigarette ends safely in site bins.
Anyone smoking in prohibited areas may be asked to leave with no refund.
Behaviour & Site Rules
Park speed limit: 5 mph.
Park rules must be followed at all times.
Keep noise to a minimum, especially 11 pm – 7 am.
No visitors allowed in the caravan or on the campsite — please meet friends/family off‑site.
Behaviour causing offence, nuisance, or damage may result in removal with no refund.
Follow countryside and seashore codes.
No drones may be flown anywhere on Cottage‑Waters property.
No photos or videos may be taken or used without written management approval.
Safety & Responsibilities
Do not disable smoke alarms.
Switch off electrical items and heating when leaving the caravan.
Take care on uneven ground and watch for rabbit holes.
Cottage‑Waters accepts no responsibility for:
Swimming in the lake is not permitted.
Theft or damage to personal property
Weather conditions
Illness
Issues with utilities (electricity, gas, water)
TV or mobile reception
External factors beyond our control
Use of the Caravan
The caravan is for the named hirer only.
Holidays are not transferable.
No additional parties or gatherings allowed.
No visitors please meet friends and family off site.
Fishing is no longer offered.
Swimming in the lake is not permitted.
Payment Policy
£50 non‑refundable deposit required at booking.
Full balance due 4 weeks before arrival.
Cancellation Policy
If you need to cancel:

Up to 5 weeks before: 25% of holiday price + loss of deposit
Up to 4 weeks before: 50% of holiday price + loss of deposit
Up to 3 weeks before: 100% of holiday price + loss of deposit
£25 admin fee applies to all cancellations
Holiday insurance is strongly recommended
Liability
Cottage‑Waters is not responsible for:

Weather conditions
External disruptions
Losses caused by failure to pay on time
Personal injury caused by misuse of the caravan or failure to follow rules
