Caravan Description

We have a spacious 2 bedroom, pet friendly caravan to hire at Golden Anchor Holiday Park on Trunch Lane in Chapel St Leonards, situated just 2 minutes from the beach.

This caravan has Wi-Fi included with a smart TV in both the living room and the bedroom to take full advantage of this on days you wish to chill out.

Please ask about short breaks if you prefer them and we can take a look at what's possible for you.

Our holiday caravan to hire at Golden Anchor Holiday Park, offers a spacious lounge with cupboards and seating area, along with a smart TV, DVD player, Freeview and an Xbox.

The fully equipped kitchen includes an oven, microwave, air fryer, fridge freezer, kettle and all pots, pans, crockery and cutlery etc..
Complementary tea, coffee and sugar is included (there is nothing worse than not having any for a quick cuppa and you arrive)
We supply a tea towel and cloths.

The two bedrooms are:
Room one with double bed, wardrobe and Freeview Smart TV,
Room two with a single bed and a bunk bed and wardrobe.
There’s also a pull out bed in the lounge.

We do supply quilts, pillows and mattress protectors, but ask you to bring your own quilt covers, pillow cases and sheets. I do offer bedding packs at an extra cost, please ask.

The shower room is separate to the toilet. We do supply a shower mat for the floor but please bring your own towels.

Outside we have an enclosed veranda with seating and gate.

Our caravan is pet friendly, but please DO NOT allow pets on the furniture or beds.

A travel cot, next to me crib and highchair are available to hire at no extra cost.

An iron and ironing board are supplied.
A hair dryer is also supplied to save on packing space.

Bookings & Conditions

A £50 non-refundable deposit is taken to secure your chosen date. The final payment is due 28 days before the arrival date. If this isn’t paid within the time, you may risk your holiday being cancelled and your deposit lost.

A refundable £50 security bond is also payable. This will be returned to you as long as the caravan is left as it was found with no loss, damage and/or breakages or the need for an excessive clean.

We clean our own caravan after every tenant has left, to ensure it is found as you would expect it - clean and tidy.



Location

Golden Anchor Holiday Park is on Trunch Lane in Chapel St Leonards. There is a children’s play area on site and just 2 minutes away is the beach. A 15 minute walk along the beach will take you into Chapel village in one direction and Ingoldmells in the other.

A 10 minute walk away is Club Tropicana and the indoor pool.

Booking Conditions & Terms of Letting To Be Retained By Hirer 
Contract: 
The Contract for a short-term holiday rental shall be made between the Client and Mr/Mrs Hall (hereby known as the owners). The Contract shall be governed by UK Law. It will be entered into when the deposit is processed by the owners who will issue the confirmation letter. The Contract will be subject to all the following booking conditions. 
Payment:
A NON-Refundable deposit of £50 of the rental fee is payable if the booking is made more than 28 days before the commencement of the rental. Non-payment of the balance of the rental on or before the due date shall be construed as a cancellation of the contract by the Client. For bookings made less than 28 days before the commencement of the rental the total rental fee is payable on booking. All payments shall be made to the address at the bottom of the Booking Form.  
Cancellation:
Any cancellation made by the Client for whatever reason shall be by phone and in writing. If cancelled before 28 days of your arrival date, all fees paid (Excluding the Non-refundable deposit) will be returned. If the booking is cancelled within 28 days of the arrival date, the entire fees paid to date will be forfeit. 
Deposits, Cancellations and Transfers: 
A deposit of £50 of the booking fee is payable at the time of the booking, the balance being due 28 days before the arrival date. Should we not receive the balance by the due date then we will attempt to contact the guest using the contact details with which we have been supplied, but it nonetheless remains the guest’s responsibility to ensure the balance is paid on time. If we have still not received the balance 5 days after the due date, then the booking will be deemed to have been cancelled, the deposit will be forfeit and we will be free to rebook the property. 
VAT:
No VAT is applicable. 
Period of Hire:
Rentals commence unless otherwise notified, at 3 p.m. on the day of arrival and terminate at 10 a.m. on the day of departure. 
Number of Persons in the Property: 
The number of persons occupying the property must not exceed the maximum number stipulated. We the owners reserve the right to refuse entry to the entire party if this condition is not observed. 
Complaints:
Should there be any cause for complaint during the occupation of the property. We the owners, should be notified of any problem by means of a phone call then later be confirmed in writing. The hirer is responsible for any members of their party, any complaints by nearby residents may be deemed in breach of contract and the holiday may be terminated by the owners at any time due to this. 
Covid 19:
If the caravan park is closed by the site due to any restrictions for lockdowns. Refunds or date changes will be applicable. However, if you decide to cancel your holiday, cancellations shall remain the same as original cancellations.
If you have any symptoms of Coronavirus before your holiday commences, please let me know ASAP and your holiday will have to be cancelled, due to restrictions. 
If you get any symptoms while at the caravan, please let us know ASAP and we ask that you vacate the premises as soon as possible, so the caravan can be thoroughly cleaned before the next guests arrive. If symptoms occur while you are on holiday, you are required by law to get a covid test ASAP. 
Care of the Property:
The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. 
Removal From Accommodation Early:
Removal from accommodation early will be a requirement if we find you are disrespecting our property, damaging our property, causing lots of disruption, or we are having complaints and we find this is necessary.
If we have to contact security or other holiday makers have to contact security, we also have the right to end your holiday early if we feel this is necessary. 

If we find you are over occupancy we have the right to remove you from the caravan immediately. Our caravans are certain berths and for insurance purposes we need to know who is in the caravans at all times. 

Any removal from accommodation early due to any of these reasons. NO refund will be given. 
Pets:
We ask that if pets are in the van that all seating is covered at all times, to stop any damage to the upholstery.
Please refrain from letting your pets into the beds and quilts that are provided. 
If your pet has an accident (accidents happen), please be honest and make me aware of this, so that all necessary cleans to resolve this can be carried out. 
We also ask that no pets are left unattended in our caravans, to ensure there is not damage to our caravans.
If it is found, that this has not been reported and a deep clean is necessary, a fee of £20 shall be taken from your bond to rectify this.
Accidents on rugs, furniture and beds are all included. 
Banned Breed Dogs:
Any dogs that are on the banned breed list are not permitted in any of our caravans, as of the site rules from 1st March 2024. 
If found to of not given the honest information regarding the breed of your dog, you will be asked to leave the caravan park immediately, due to the site rules, and NO refund will be made. 
Drugs:
NO drugs of any kind are permitted inside or outside the caravan. 
If this is found to of been breached, the bond shall not be returned, due to having to deep clean the caravan to remove any smells. 
Liability:
We the owners do not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise. 
Right of Entry:
We the owners shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance. 
Children: 
Guests must accept responsibility for the safety of their children. We the owners advise the guardians of children to make themselves aware of any hazards in or around the accommodation at the start of the stay. 
Terms are per week or part week, the caravan will be equipped for correct caravan berth size. The time for you to take over is 3pm (subject to unavoidable delays) if you arrive before 3pm we cannot guarantee your accommodation is up to the required standard the time between 10am & 3pm is needed to check all accommodation and action any repairs etc., if you do take over the accommodation before 3pm we cannot be held responsible for the condition of the caravan. You must leave the accommodation by 10am and you are expected to leave everything clean and tidy. 
Booking Deposit:
This is a reservation fee to be enclosed with your completed booking form. The deposit is £50.00 per booking initial payment. This deposit is a booking fee and is NON refundable. 
Breakages Deposit:
There is a breakages deposit fee of £50.00 which is payable at least 28 clear days before your holiday begins. This is to cover any damage caused to the caravan & or fixtures / fittings by any persons in your party during your stay, also cleaning of the caravan if not left as the caravan was when you arrived, any damage caused by any persons in your party during your stay exceeds £50.00 the person booking your stay will be liable for any further costs incurred by the owners. After the end of stay inspection being satisfactory the £50.00 deposit will be refunded to the person booking the stay within 7 clear days.
Loss of keys:
In the event of loss of keys for the caravan during your stay, the person booking the stay will be liable for the full cost of replacement of all locks and keys by a qualified locksmith. 
Vacating the caravan:
On vacating the caravan, all heaters, lights and electrical items must be turned off. (If this is found to not be followed on the check, then an extra charge of £25 will be incurred and shall be taken from your bond)
Please make sure the doors and windows are securely locked before placing the keys back into the key safe. (If this is found to not be followed on the check, then an extra charge of £25 will be incurred and shall be taken from your bond)
Balance of Hire Money:
The balance is payable at least 28 clear days before your holiday begins. A message will be sent to acknowledge your deposit.
We Guarantee the price of your holiday at the time of booking, there will be no surcharges added, cheques are not accepted. 
Booking Restrictions: 
We regret that bookings from all MALE or all FEMALE parties cannot be accepted (without prior consent of the owners). 
Availability:
The booking is made on the understanding that the property will be placed at your disposal on the date stated. Should this not be possible through circumstances not under the control of the owner (e.g. fire, theft or damage) we cannot guarantee to provide an alternative property in which case all monies paid shall be returned in full, but the hirer shall have no further claim against the owners. 
The owners shall not be liable for the death of, or injury to any person on holiday in, or visiting the holiday accommodation, or for any loss of, or damage to the property of any such person, howsoever any such death, injury, loss or damage may be caused. 
Booking Form:
All Persons in your party (including all children and infants) must be entered on the booking form. 
NO SMOKING inside the caravan.
NO BBQs on the veranda (disposable or upright BBQs) due to fire risks/damages.
We ask that no heaters are left on while the caravan is unattended, as this will void all insurances if anything happens.
Pets are not allowed in the accommodation without the owners prior consent. 
Car Parking at the accommodation is at the owners risk. 
ELECTRIC CAR CHARGING 
We do not allow the use of our van to charge any electric cars as per site rules, if this is found to be then an extra £25 will be taken from your bond.
If you have been asked to remove the car from charge and you do not do this then I reserve the right to remove you from the caravan early. 

Cancellation Plan:
If you have to cancel before the start of your holiday the first and most important thing is to let us know, by phone or message. It is to your advantage to give us the earliest warning of a cancellation to enable us to re-let the accommodation. 
Once a booking has been made a legal contract exists.
