It is located on the recently redeveloped Palm Grove area of the park and within easy walking distance of all facilities on site, including the site club suitable for all ages, Club Tropicana. (Passes are available to buy from club Tropicana reception). The lovely dog friendly beach is also just a short walk away.

We have the price list for the club and the fun pool if required.Please just ask.

If you fancy trying a different park, we have a 6 berth caravan to let on Seaways Holiday Park – Ref 8993c. ( Seaways is next to Butlins in Winthorpe).



The caravan is fully double glazed, central heated, modern, and tastefully decorated..

In the lounge there is a pull-out sofa bed, Smart TV and a modern electric fire.

The kitchen is well equipped with a gas cooker,full sized integrated fridge freezer, microwave, crockery, and utensils etc, everything you need.

To put your mind at rest we have a smoke alarm, carbon monoxide detector and a fire extinguisher.

The very spacious master bedroom consists of a double bed with lots of room to walk around, wardrobe, dressing table with a small TV and the added benefit of an en-suite toilet and washbasin. The spacious second bedroom has twin beds, and wardrobe with hanging space. There are mattress and pillow protectors on all beds. We supply duvets and pillows, you will need to bring your own bed linen (duvet covers, pillowcases and sheets), towels, and tea towels. Alternatively, we can arrange bed linen to be delivered to the caravan for your arrival for a small fee. Please, just ask.

The spacious, family shower room has a toilet, washbasin, walk-in shower, and lots of space for your toiletries.

Outside is a modern veranda with ramp access, seating, and a built in windbreak. To the rear of the caravan is a small shed for storage of a disability scooter or a pushchair etc. Inside is a wheelchair if required. Directly outside the caravan is parking for one car, additional parking is available nearby in one of the ample car parks.


Well trained/behaved dogs are welcome at no additional cost. If you have more than one, please enquire.

Gas and electricity is included within the price.

Check in is 4pm. Check out is 10am to allow for cleaning..

Key deposit is £20, payable at reception on arrival. This will be refunded when the key is returned.

We ask for a £75 deposit to secure your dates, which will become your refundable damage bond. The bond will be refunded when the caravan has been checked after your departure. The bond covers damage, breakages, and excess cleaning, such as stain removal etc.

Full payment is due 4 weeks before your holiday. Instalments are most welcome..

Terms & Conditions

DEPOSITS AND PAYMENT


1/Bookings will only be accepted once a £75 deposit has been received , paid by either bank transfer or cheque. Upon receipt of deposit you will receive confirmation of your dates booked.

       DEPOSITS ARE NONE REFUNDABLE IN THE EVENT OF CANCELLATION

2/Payment in full is due four weeks before your holiday. Installments are welcome up to this date. If the balance is not received during this time frame, we the owners reserve the right to hire the caravan to someone else. Bookings taken with only four weeks remaining must be PAID IN FULL.

3/The deposit becomes your £75 refundable security bond. This is to cover damage/loss/breakage/excess cleaning such as stain removal. The caravan will be inspected on the day of your departure .The owners reserve the right to withhold some or all of the bond or to bill the hirer for the additional cost of replacing or repairing all damage, all breakages, charge for excess cleaning. 

Also if guests are found to be using illegal substances in or around the caravan,they will be asked to leave and the bond not returned. 

Likewise if evidence is found of this once guests have checked out.

If no faults are found on inspection your bond will be refunded.

ALL BREAKAGES,DAMAGE, STAINS AND ODOURS NEEDING EXCESSIVE CLEANING TO GET RID OF WITHIN THE CARAVAN MUST BE PAID FOR.

The hirer must inform the caravan owner within the first 2 hours of arrival of all defects, inventory shortages or breakages.Failure to do so will result in you the hirer being responsible.


CANCELLATIONS


4/ In the event of cancellation the hirer must confirm in writing. Deposits are not refundable in the event of cancellation.  

If canceling due to ill health/covid isolation please take up travel insurance to cover your loss.

In the event of Covid restrictions, such as site closure or government imposed travel restrictions, a full refund will be made by the owner to the hirer.

5/ No refund will be made to the hirer whose hiring has commenced and who vacates the caravan for any reason, including an emergency at home. We recommend taking out travel insurance for such events. If you vacate the caravan before your agreed departure date, you should inform the owners.

6/ Once the balance has been paid refunds will only be considered in certain circumstances at the owner's discretion and subject to the time remaining to the holiday and a replacement booking being obtained.


GENERAL BOOKING CONDITIONS


7/ Bookings will be only accepted from hirers who are twenty one years of age and above.  

8/ Dogs - Well behaved and house trained adult dogs are accepted. If more than one please ask. While occupying the caravan with your dogs please clean up any messes created by them both in & around the caravan and around the site, in accordance with site rules.Do not leave dogs in the caravan unattended at any time.

Any dogs listed under the dangerous dogs act are not allowed.

Such dogs found to be on site will result in the owners having to vacate the caravan.

9/ Only the number of persons agreed with the owner can stay in the caravan. Over occupancy will not be tolerated . In the event of over occupancy site security will be informed and you will be asked to vacate immediately.

10/ All changes to a booking allowed by prior agreement with the caravan owners and confirmed in writing to the owners.

11/ The named hirer is responsible for the conduct and behavior of all occupants.

12/ The hirer agrees that the site will be informed of the hirer's full name and address, which will need to be confirmed when the key is collected from reception on arrival.

13/The hirer must allow access to the caravan by the owners or site staff/security if required.

14/ The caravan owners reserve the right to refuse any booking without any obligation to give and/or reserve the right to terminate any booking for whatever reason at their absolute discretion.


UPON COMMENCEMENT OF HIRE


15/The caravan may be occupied from 4PM onwards on the first day of hiring, and must be vacated by 10AM on the day of departure.

16/ In the case of a maintenance problem, the hirer shall inform the owner who will arrange repair. D.I.Y repairs must not be attempted. In the event of D.I.Y repairs being attempted by the hirer, rule 3 applies.

17/ Smoking or vaping is NOT permitted in our caravans.

18/ The charging of electric cars from the caravan is not permitted. Should this rule be breached, a retention of the damage bond (rule 3 ) to cover excess costs will be made.

19/ The caravan is to be left in a clean and tidy condition ready for the next occupants , and will be inspected on the day of your departure.(Cleaning equipment and a vacuum cleaner are provided) Any damage/unacceptable conditions will be evidenced and details shared with the site owners. Rule 3 applies.

20/ The caravan owners and the site owners and their staff do not accept liability for any loss or damage to the hirer's property and or/accidents,injuries,diseases arising from the hire of the caravan or use of the holiday park, including acts of god or extreme weather conditions.

21/ IF YOU ARE ASKED TO VACATE THE CARAVAN BY THE HOLIDAY PARK / SITE OWNERS OR THEIR STAFF FOR ANY REASON , THE CARAVAN OWNERS SHALL NOT REFUND ANY MONEY PAID. 

22/The hirer and all occupants should adhere to site rules at all times, a copy of which is available in the caravan.Please respect other holiday makers and caravan owners and be mindful of noise levels at all times but especially at night time.


GENERAL NOTE.


Once we have received your £75 non refundable deposit you the hirer has agreed to the full terms and conditions,as above, as applicable at the time of your booking and holiday.
