Lodge Description

Our 4/5 berth holiday lodge at Freshwater Beach Holiday Park, is just 4 years old and is situated at the top part of the park. The plot on which the lodge stands, was refurbished in September 2022 and is now child and pet friendly, as it is gated. Please note the sofa would sleep a 5th person however this is not a sofa bed.

Our lodge is the only one of its kind on the Freshwater Beach Holiday Park due to its high spec; with better insulation and the internal spec is of a higher standard too.

The lodge has its own Wi-Fi connection, Bluetooth speaker and Smart TV. We've provided some board games to enjoy too.

The fully fitted kitchen has an oven, gas hob, toaster, kettle, full size fridge freezer, microwave and dishwasher. An iron and ironing board and a hairdryer are also provided.

The master bedroom has a king size bed, fitted wardrobes and an en-suite toilet with basin. The second bedroom has two single beds and a fitted wardrobe.

The family bathroom has a walk-in shower, toilet and wash basin.

To the rear of the lodge is a washing machine (free to use), washing line, 4 reclinable sun chairs and large parasol. We've also provided a Webber barbecue.

There is a very large wrapround decking area complete with a cube table to the rear seating 8, and a rattan sofa at front, which seats 5 and outside lighting. To the front it's glazed to make the most of the views when relaxing with a beer or wine. The bottom half of the garden is fully landscaped with Astro turf.

There is room for 2 cars on driveway.

We supply guest passes for the pool, which can be found in the lodge information pack.

Please be advised that dogs if you bring a dog(max 2) an additional charge of £25 will be applied. Please notify us of this in your enquiry if you intend on bringing your pet.

On booking we will provide you with park information and T&Cs, This will be sent by email, please also check your junk mail as it could go into there, please provide a mobile contact number. Your deposit will secure the booking in-line with the terms and conditions.

Location

Freshwater Beach Holiday Park is excellently located on the Dorset coast, with the holiday park having its own private beach that’s great for kids and dogs.

There are plenty of coastal path walks nearby. West Bay is a short walk (20 minutes) over the golf course, or along the beach. Burton Bradstock is the local village where you’ll find two amazing country pubs serving great food. The town is a 5 minute drive away, where you’ll find regular markets and plenty of shops and cafés.

There are amazing places to travel locally by car or bus (bus stop at the entrance of Park). Seaton, Beer, Abbotsbury, Lyme Regis, Poole, Bournemouth, Sandbanks and many more, are all within approximately one hour’s ride. Coupled with the beautiful beaches and amazing scenery, you’ll be spoilt for choice.

Freshwater Beach Holiday Park has two heated swimming pools - one outdoor swimming pool, plus baby pool and one indoor pool with slide and children’s area. You will need to book the indoor pool online via the holiday park’s website. In the indoor pool area there is also a Jacuzzi, sauna and gym and hairdresser.

Upstairs in the entertainment centre, is the clubhouse with bar and restaurant, along with a 6 lane bowling alley (also needs pre-booking). There’s also an entertainment bar with live shows and acts on most nights for kids and adults.

There is a great Spar shop on site too, where you can buy essentials and beach items. There’s also regular additional take away options on site, such as fish and chips or freshly cooked pizzas vans. The restaurant also offers a take away service.

Terms and Conditions

Please note that by making a deposit payment you are accepting the following Terms and conditions.
1. Bookings: The lodge can be provisionally booked once a deposit has been paid. We reserve the right to cancel the booking and re-advertise the lodge if this is not received within a week of your enquiry. Please check your spam for emails. The Deposit is fully refundable after the cleaning inspection providing that there are no damages or losses and that no extra cleaning such as carpet vaxing and upholstery cleaning is required.
2. Payment: The Deposit is £200 to secure your booking. The balance is to be paid no later than 28 days before your holiday is due to start.
3. Non-payment: If no payment is received by the due dates, the booking will be cancelled with no refunds and the dates will be re-advertised. CANCELLATION FEE from 28 – 0 days prior to rental date = 100%
4. The lodge sleeps a maximum of 5 people and at no time must this be exceeded. Only occupants registered are allowed to occupy the lodge, if anyone is found to be staying over the agreed number of occupants you will be asked to leave, forfeiting the rest of your holiday with no refund.
5. Access to the Lodge: We shall be allowed access to the holiday caravan at any reasonable time during any holiday occupancy.
6. Pets are allowed; up to 2 well behaved toilet trained dogs, dogs are not allowed on the furniture at any time, please bring dog beds. Dogs must not be left alone in the lodge at any time. Dogs will be charged £25.
7. Strictly NO SMOKING inside the lodge. However, smoking is permitted in the outside areas, please ensure you clean up afterwards.
8. The area surrounding the lodge must be kept clean and tidy at all times.
9. Park speed limits must not be exceeded.
10. Please keep noise to a minimum and always show consideration to other caravan owners and occupiers. There is a noise curfew of 10pm.
11. Litter and refuse must be disposed of in the designated areas provided by the park. A wheelie bin can be found at the end of Oceans court. The site unfortunately does not recycle.
12. Please remove all footwear on entering the lodge, should the carpets be soiled then the deposit will be used to cover additional cleaning charges.
13. Do not disarm smoke alarms.
14. All electrical and domestic goods and heating must be switched off upon leaving the lodge. The boiler is situated in the cupboard adjacent to the lodge entrance-on arrival turn the dial to the ‘tap’ and on your departure please turn this off.
15. Sheets, pillowcases, duvet covers, and towels are not provided. Please provide your own bedding.
16. Park rules always apply, please refer to the park website for information.
17. Your park passes are kept inside the lodge; you will need these to access the leisure facilities. Lost passes cost £ 10 to replace-you will be liable for this cost if lost.
18. Use of electrical items is at your own risk.
19. The lodge is to be left in a clean and tidy condition as found with all rubbish removed. You will be liable for any damage and breakages if you do not reported these on arrival.
20. If you notice any problems with the lodge or its appliances, please notify us on your arrival.
21. The Caravan must be vacated by 10am on the day of departure. Arrivals after 3pm please.
22. The lodge key is located in a security box; the code will be provided on your arrival day. Please ensure that you store these back in the box when you depart and mix up the number sequence.
23. Lost keys and replacement locks will be charged for.
24. No groups under the age of 21 are allowed to stay. No Hen or Stag parties.
25. Please do not move the barbeque from the graveled area. DO NOT move the barbeque on the artificial grass area. You will incur any charges for damages.
