About Polkilden
We named our Caravan ‘Polkilden’ (which means “retreat by the lake” in Cornish!). Our beautiful, privately owned static caravan located on the sought-after Trevella Holiday Park, just outside Crantock village and near Newquay. Perfect for families, couples, and well-behaved dogs, Polkilden offers a modern, spacious, and luxurious stay with stunning countryside views.
You’ll find the perfect mix of Cornish countryside and coast, making it a wonderful base for exploring Cornwall.

Polkilden is on a premium pitch between the fishing lake and reception, close to:
• Children’s play parks
• Outdoor pool
• Communal green (ideal for kids to play!)
We offer a tarmac driveway with space for 1–2 cars. There are 3 steps up to a gated decking area with safety banisters on both sides.
EV charging: Available at reception. Please note: charging from the caravan is not permitted and violates our T&Cs.

Step inside to a welcoming entry area with seating and shoe storage, leading into a light and airy open-plan living space:
• Lounge: Freestanding L-shaped corner sofa, TV/DVD player, gas fire, and a leather tub chair. (Note: no sofa bed in this model.)
• Dining area: Large table, bench seating, 2 freestanding chairs, and extra stool available from the master bedroom.
• Kitchen: Fully equipped with full-size fridge/freezer, gas oven/hob, brand new 700w microwave (2025), toaster, kettle, iron, ironing board, and hoover.

Polkilden sleeps up to 6 guests across 3 bedrooms:
• Main bedroom: Double bed with Sealy Gelltec orthopaedic mattress, built-in vanity unit, dimmable bedside lights, wardrobes, and drawers.
• 2 x Twin rooms: Each with 2 single beds, bedside cabinet, and single wardrobe. (One with curtains, one with Venetian blinds.)
• Family bathroom: Walk-in shower, sink, and toilet
• Additional WC: Separate toilet and basin – ideal for families!

We accept well-behaved pets with prior approval:

1.Bookings & Payments
1.1 A booking is confirmed only when the Owner receives the deposit and issues written confirmation. Confirmation comes solely from the Owner, not third-party platforms.
1.2 Full names of all guests must be provided at booking. Changes must be promptly communicated, or the booking may be cancelled without liability.
1.3 A non-refundable deposit of £100 is required (third-party platform bookings follow their own terms). Bookings within six weeks of arrival require full payment upfront.
1.4 A refundable damages deposit of £200 is due week before check-in and returned within 5 working days after departure, minus costs for damage, theft, excessive cleaning, or breach of terms.
1.5 The holiday balance must be paid at least six weeks before arrival. Late payment may result in cancellation with the Guest remaining liable for the full amount.
1.6 All changes or cancellations must be in writing:
• Deposit is always forfeited on cancellation.
• Cancellations within six weeks of arrival: full balance remains payable.
1.7 Guests are strongly advised to obtain travel insurance. Failure to do so is at their own risk.
1.8 If the Owner is unable to provide the holiday for any reason, all payments will be fully refunded, and liability is limited to the amounts paid. However, if the Guest breaches these terms or behaves improperly, no refund will be given.

Terms & Conditions
Polkilden — Terms & ConditionsThese Terms and Conditions constitute a binding agreement between you (“the
Guest”) and the Owner of Polkilden (“the Owner”). Please read them carefully.
Failure to comply with these Terms may result in cancellation of your booking,
forfeiture of payments, immediate termination of occupancy, and/or additional
charges.
1. Bookings & Payments
1.1 A booking is confirmed only upon receipt of the required deposit by the Owner
and issuance of written confirmation of the holiday dates by the Owner. Confirmation
is issued solely by the Owner and not by any third-party booking platform.
1.2 The full names of all guests in the party must be provided at the time of booking.
Any amendments to the booking or guest list must be communicated to the Owner
without undue delay. Failure to do so may result in cancellation of the booking
without liability to the Owner.
1.3 A non-refundable deposit is payable at the time of booking privately £100
(bookings made on other platforms are exempt from this & follow their own booking
terms). Where a booking is made within six (6) weeks of the arrival date, the full
balance is payable at the time of booking.
1.4 A refundable damages deposit of £200 is payable and will be returned within five
(5) working days of departure, less the cost of any damage, theft, excessive cleaning,
or breach of these Terms.
1.5 The balance of the holiday cost must be paid no later than six (6) weeks before
the arrival date. If the balance is not received by the due date, the Owner may treat
the booking as cancelled, and the Guest remains liable for the full cost.
1.6 All amendments and cancellations must be made in writing.
• Cancellations made at any time result deposit being forfeited.
• Cancellations made within six (6) weeks of arrival: full balance remains payable,
deposit forfeit and is non-refundable.
1.7 Guests are strongly advised to obtain comprehensive travel insurance to cover
cancellations and unforeseen circumstances. Failure to do so is at the Guest’s own
risk.
1.8 The Owner reserves the right to cancel a booking only in exceptional
circumstances. In such cases, all payments received will be refunded in full. The
Owner’s liability is strictly limited to the amount paid.
2. Occupancy & Use of the Property
2.1 Occupancy is restricted to those persons named on the booking form, and under
no circumstances shall the number of occupants exceed six (6).
2.2 Parties, events, or visitors beyond those named on the booking form are
prohibited without the prior written consent of the Owner.
2.3 Bookings from persons under the age of 21 will not be accepted.
2.4 The property may not be sublet or otherwise re-let under any circumstances.
2.5 The Owner reserves the right to refuse any booking at their sole discretion and
without obligation to provide reasons.
2.6 Smoking, vaping, the use of candles, and the operation of barbecues are strictly
prohibited inside the property and on the decking. Breach of this condition will result
in immediate termination of the stay without refund.
2.7 Guests are expected to treat the property, its fixtures, fittings, and contents with
care and to report any damage or breakages promptly.
3. During Your Stay
3.1 Check-in: From 4:00 pm on the day of arrival, unless otherwise agreed in
writing. Early check-in, if permitted, will incur a £50 charge.
3.2 Check-out: By 10:00 am on the day of departure. The property must be left in a
clean and tidy condition, with all bins emptied, dishes washed, and keys returned to
the designated key safe.
3.3 The Owner reserves the right to charge for additional cleaning, damage, missing
items, or failure to return keys.
3.4 Furniture must remain in its designated room and must not be moved. Guests are
requested to remove shoes when inside the property.
3.5 When the property is unoccupied, all windows and doors must be secured, and all
appliances, heating, and lights switched off.
3.6 All inventory items must remain on the premises and must not be removed.
4. Access & Maintenance
4.1 The Owner or their authorised representatives may enter the property at any
reasonable time to carry out inspections, maintenance, or repairs.
4.2 The Owner accepts no liability for temporary outages of utilities, nor for closures
or unavailability of holiday park facilities, nor for the loss of guests’ personal
belongings.
5. Health & Safety
5.1 Guests must adhere to all posted fire procedures and must not tamper with smoke,
heat, or carbon monoxide alarms. Batteries must not be removed or disabled.
5.2 Barbecues may only be used on a designated concrete surface at a safe distance
from the property and gas bottles, and never on the decking.
5.3 The use of the property to charge electric vehicles is strictly prohibited. Breach of
this condition may incur costs and result in immediate termination of the stay without
refund.
5.4 Guests are responsible for the supervision of children at all times. For children
aged 8 years and under, a 1:1 adult-to-child ratio applies at all times, including in
the swimming pool.
5.5 Swimming pool hours are strictly from 10:00 am to 4:00 pm.
5.6 A maximum of two (2) vehicles may be parked at the property. Additional
vehicles must be parked at the Holiday Park Reception. Parking must not obstruct
other properties or access routes.
5.7 Guests must observe quiet hours between 10:00 pm and 8:00 am.
6. Complaints & Problems
6.1 Any issues or complaints must be reported to the Owner immediately to allow for
resolution. Complaints raised only after departure cannot be considered.
7. General Provisions
7.1 No refunds will be given for early departure.
7.2 The Owner does not guarantee the availability of holiday park facilities, which
may be seasonal or subject to closure without notice.
7.3 Guests must respect the property as a private home and conduct themselves
accordingly.
7.4 The Owner reserves the right to amend these Terms & Conditions at any time
without prior notice.
