Situated on the much sought-after, prime location of Laurel Rise, it is sited in a re-developed area with personal parking space, piped gas, tarmac walkways and roads. It's in a cul-de-sac, being the fourth one in, just opposite Starbucks and a play area. The caravan is quietly placed as this is a no through road for cars, yet everything here is just on your doorstep; Starbucks is next to the Spar and Barrel & Mash and just next to these is the main Funworks Complex complete with a New Burger King.
A huge, full wraparound veranda with a gate also compliments this holiday home, which comes complete with rattan style furniture for basking in the sun, positioned south facing for maximum effect.
Ideal for people without transport is a bus stop just out of the cul-de-sac to the left, near reception. From here you can travel to Scarborough, Bridlington, Filey etc.
Also around the corner are the cliff tops for stunning views of Filey and the sea, along with a massive grassed area to play ball games, have picnics, and also gain access to the beach
Passes are not included in the rental price, but can be purchased by yourselves or by me before you arrive if needed. You do not need passes to eat or shop in Primrose Valley, many guests just use the caravan as a staying place.
Saturday to Saturday and Monday to Friday breaks are ONLY available, (Except Easter).
Double glazed with central heating throughout, the caravan has the additional benefit of factory fitted warm-air heating in all bedrooms in case you don't want the central heating on and it's a bit nippy. It's ECO friendly in mind, so the caravan is lined with Kingspan insulation. The boiler in this caravan has a double water flow rate from standard caravans, so no slower running hot water.
The lounge has a spacious wraparound seating area, with plenty of windows. There's a 32" LED TV/DVD with built-in Freeview, which also comprises 3 x HDMI and 1 PC sockets, so if you wish to bring a games console along, you can. There's also a USB socket. The fire is gas operated, set into a landscape fireplace which has 3 radiants. To the side of the lounge is the dining area, which seats 6 people on a free-standing dining table.
This modern, gallery kitchen with wide aisle, has loads of overhead storage and cupboards below. On one side you have a sink with drainer, microwave, toaster, kettle, fridge with small freezer, a long work surface and ample shelves and cupboards for storage. On the other side is full size gas cooker with built-in extractor fan. There’s also worktops either sides to place items on.
This beautiful, well-spaced out room has a toilet, sink, radiator and shelves to keep your clothes on whilst getting changed. The walk-in shower cubicle is amazing and has a variable shower head. There's even little shelves in the shower to pop your cleaning products on.
There's an extra toilet with sink in another room, which is adjacent to the bathroom if that one's occupied. It also has a radiator.
All the beds in all the bedrooms are on the floor; no bunk beds. All bedrooms have a radiator and also have factory fitted warm-air heating fans. There are 3 bedrooms; one with a double bed and two twin bedrooms, which each have two single beds. I can also provide a cot.
Gas, water and electricity is all included in the price.
All bed linen is provided except for when you bring pet(s) see T&C's.
Also included if needed, is a travel cot and indoor 3 tier clothes airier.
NO smoking or Pets allowed in the caravan. You can of course smoke outside. (Dogs allowed from 2020)
Funworks /Entertainment passes are NOT included, but can be purchased if needed. Many guests don't bother.
Lead name must be at 21 years of age to book.
PayPal, BACS and cash - all accepted.
When booking, I will need the full name and address of the person booking this holiday and names of all the other guests.
