Caravan Description

Our 3 bed delta warmth caravan is fully double glazed and has gas central heating throughout.
It benefits from a veranda and large grass area to the side of it.

It is conveniently situated at the the front of the quiet area of retreat in a small cul de sac. A short walk to the main Butlins complex.

The caravan has a long, fully equipped kitchen and wrap around dining area.
lounge with a large Freeview TV, playstation 2 and games, dvd player and dvds, also board games for your enjoyment when taking a break from all the Butlins fun.

The large bathroom has a shower, hand basin and toilet. There is also a separate toilet with hand basin.

The three bedrooms comprise of 1 double and 2 twin bedded rooms. small double pullout in the lounge.
There is a washing machine and fridge freezer in the shed for your use.

Parking is available at the front of the caravan.

we provide a travel cot, high chair, hairdryer, iron, ironing board and hoover for your convenience.

All bedding is provided, but bed linen is not, although we can arrange this for you at a cost of £35 and the beds will be made up ready for your arrival.

we have good quality terrys waterproof mattress protectors on all of the beds. these should not be removed.
if we have to replace them due to damage caused or should they go missing, the cost will be deducted from your deposit..

The hire price includes up to 5 passes. Extras can be purchased. £35 each. £50 on adult weekends.

Bookings
------------

We require a deposit of £50 to secure your booking. £75 on adult weekends. This is returned to you after your holiday upon confirmation of no damage and/or loss. It is not returned if you should cancel your booking or fail to pay the balance by the due date or if there is any damages or loss to the caravan and its contents. The deposit will also be retained if guests smoke in the caravan resulting in a deep clean/carpet clean being needed.

Full payment is required 6 weeks before your holiday start date.

Period before arrival within which notice of cancellation is received -
56 days or more - deposit will be lost.
55 - 42 days - 25% will be lost, plus deposit.
41 - 28 days - 50% will be lost, plus deposit.
27 - 14 days - 75% will be lost, plus deposit.
Less than 14 days - 100% will be lost, plus deposit.

Deposit will not be returned for any of the following -

if guests cancel or do not pay the full balance by the date notified,
if the no smoking policy is ignored
if a deep clean and/or carpet clean is needed
if there is any damage to the caravan or any of the contents are missing (Playstation 2 games, DVD's etc.).

We will not be held responsible for any loss/damage to property or any accident/injury to persons whilst on site or staying in one of our caravans and advise you to take out travel insurance for this reason

WE HAVE GOOD QUALITY, TERRYS WATERPROOF MATTRESS PROTECTORS ON ALL OUR BEDS.
THE COST TO REPLACE THEM WILL COME OUT OF THE DEPOSIT SHOULD THEY GO MISSING OR GET TORN.
