Thank you for taking the time to view our lovely, modern caravan holiday home, located at the 5 star Haven's flagship Primrose Valley Holiday Park, near Filey in North Yorkshire.

Our caravan is located on a premium pitch in a quiet cu-de-sac with private, hard standing car parking space.

It is fitted with full wrap around decking, which is complimented with a table and four chairs. There's also a further patio area to the side of the caravan with picnic bench seating, perfect for those summer BBQs.

The caravan benefits from double glazing and full gas central heating throughout.

The living room is open plan with a three & two seater sofa with coffee table, flat screen 40" TV with Freeview HD, a DVD player and front opening patio doors leading to the decking.

The dining area has a free standing table with six chairs.

The kitchen has everything you would expect for food preparation and cooking. This include a cooker, four ring gas hob, oven and grill, a microwave oven, full size fridge freezer, a toaster and electric tin opener. There is also a full complement of pans, frying pans and utensils, along with plates, glasses (including wine glasses) and mugs/cups etc...

There are 3 bedrooms, one double and two twins, sleeping up to 6 people. All bedrooms have a wardrobe, bedside and overhead cupboard space, with mirror and centrally heated radiators. There is also a Freeview LCD TV in each of the bedrooms. Full bedding **IS** supplied and beds will be made up for your arrival.

The master bedroom comes with en suite W/C and sink.

In the shower room is a large shower area, sink and W/C, plus central heating radiator.

Pets

Well behaved and obedient pet dogs are allowed to stay in line with Haven's pet policy.

We are owners of a dog and believe your dog is part of your family and should be able to enjoy your holiday with you.

Please Note: Although we do our very best to keep the caravan as clean as possible, if you are a family without pets or are allergic to pet hair, this may not be the caravan of choice for you. Although we clean to the highest standards we can, you always end up with those odd stray pet hairs playing hide and seek. If you are a pet owner, you will understand this.

Haven "Play" Pass Cards

The price you are quoted is for the caravan and DOES NOT include Haven's "Play" passes. The Haven price quoted against my own is for the same "Hideaway" style stay, without passes included

"Play" passes are available to buy on a per person basis (under 4s are free!) and prices vary depending on the time of the year and how long you are staying. These prices are set by Haven, not us, and are sadly non-negotiable.

The passes are purchased from Haven and once you are registered with the park, Haven will email you the details to purchase them online.
Please ask for a quote on prices.

Haven passes are not a requirement to stay in our caravan. Many do not bother with the passes or site facilities and simply use our caravan as a base to explore the local area.

Prices, Terms & Conditions

We would love you to stay and enjoy your time here as much as we do.
All we ask is that you treat it with the same respect as we do and leave it in the same condition you'll have found it.

Accidents happen. We will not jump down your throat and keep your "Clean & Care Bond" because you broke a plate or a glass. The Bond is there to help protect from malicious, mischievous or undue care damage and is standard practice with private caravan hire.

As you can see from above, we really have and will continue to go that extra mile to provide a holiday home which is hassle free.

Booking though Haven, or many other private owners, means you have to bring everything with you, including toilet rolls & bed linen!!! Booking with us means you only have to bring your clothes, toiletries, towels and any personal items you may wish to bring.

Obviously you will require food and drink, and there is a Tesco supermarket 2 miles away in Filey and a 24 Hour Tesco 8 miles away in Bridlington.

If there is anything you're unsure about, just ask! :)

Please read the 'Booking Conditions' below. These are also standard practice with caravan hire, although we felt you should be able to read them at the time of viewing, rather than when booking, so no nasty surprises are met with.

Booking Conditions

Total Cost of Caravan Hire

Deposit - A £50 per stay non-refundable deposit is required at the time of booking.
Balance - The balance including Bond is payable 8 weeks before the commencement of the holiday, or in full immediately if less than 8 weeks prior to your stay.

Letting Arrangements

Arrival time to be after 4pm. Keys are obtained via a Key Safe, you will receive the code for this a short time before your arrival, after your balance has been paid in full. Lost keys will be charged for at £30 per set (the cost of replacing locks).
Departure time no later than 10am.

Accommodation

The accommodation may only be used by the persons listed on the booking form, which must be signed by the hirer, who will be responsible for the entire party.

Being a family park, we only accept bookings from family groups. We cannot accept bookings from young singles or all male / all female parties (such as Stag or Hen parties).

The lead guest must be over 21 years of age.

For the comfort of other guests, we ask that you do not smoke in the caravan.

The accommodation must be left clean and tidy. Any breakages or damage to furniture, fittings, inventory or the accommodation must be paid for by the hirer.

A £75 'Damage Security Bond' is payable at the same time as your full payment. This will be refunded within 10 working days of the completion of your holiday, as long as no damage or loss occurred.

Should the accommodation booked become unavailable due to circumstances beyond our control a full refund will be given.

Haven "Play" Passes

Haven "Play" passes are not included in the caravan hire cost. If required, these can be purchased online once you've been registered with the park by myself.

Behaviour

If, in the opinion of us or the park manager, any party is guilty of conduct prejudicial to the well being of others, we or the park manager may re-take possession of the accommodation immediately, without compensation to the party.

Cancellation

If you have to cancel your holiday you must telephone us in the first instance and notify us in writing within 3 days.

In the event of cancellation, the following charges apply:

Numbers of days in advance of holiday start date cancellation charges are payable:

Length of Time - 56 days or more Cancellation Charge - Deposit

Length of Time - 55 to 29 days Cancellation Charge - 50% of the total holiday cost

Length of Time - 28 days or less Cancellation Charge - 100% of the total holiday cost.

Liability

We DO NOT accept liability for injury, loss or damage, suffered by you or any member of your party.

Insurance

We strongly recommend that you take out Holiday Insurance to cover accidents, losses, cancellations etc. These policies are available quite cheaply from most insurance brokers.
