Beautiful caravan for sale on White Acres Holiday Park in Newquay, Cornwall, situated on Chestnut Forest. It’s immaculately presented, ready to go for season 2020 & has been fully booked every year, providing an excellent income.

This is an absolutely beautiful static caravan Delta Jubilee 2012 model, with full central heating and double glazing. It is Immaculately presented and ready to go for season 2020. I personally take care of the caravan, so it has been looked after immaculately, with no pets or smoking allowed.

The caravan comes completely fully fitted with everything ready to literally turn the key and start the season 2020.

PLEASE NOTE: 2020 site fees are not included in the sale price. For 2020 the fees are at a fixed rate of £3,833 and the rates and water for 2020 are £724.13 (both payable to Parkdean).

It is a very light and airy caravan with lovely décor of grey, cream and red. The wood is a lovely light grey and cream throughout the caravan, so it makes the whole space seem light and spacious.

There are 3 bedrooms, sleeping 6, with a further pull-out bed in the lounge making 8 capacity in total (I have only ever rented for a maximum of 6 guests so less ware and tear).

The master bedroom has a new memory foam mattress and TV. The two twin bedrooms are fully furnished. All quilts, pillows, cushions and bed runners are included and also two sets of quality white laundry for the entire caravan, so you have enough for the whole season.

There is a shower room with wash basin and a separate toilet with wash basin.

Within the kitchen is a cooker, fridge and freezer. Everything in the kitchen is colour coordinating and quality pieces, including a Dolce Gusto coffee maker, kettle, toaster, table mats and coasters. There is also a Henry vacuum cleaner, clothes dryer, iron and ironing board - literally everything that you will need for the season and all included in the caravan sale.

In the lounge there is a large TV, DVD player and Wii games console, complete with DVD library, Wii games, books and games for the whole family.

To the side of the caravan is a lovely large decking area (costing around £5000) with the most amazing views over the lakes and countryside. The views through all the lounge windows are breathtaking. On the decking you will find 6 brand new rattan effect armchairs (new for season 2020 so not used yet) and a large glass topped rattan effect table.

The caravan is fully booked every year starting from mid March until the first week of November, generating an excellent income. I can give you all details of rental if required and any help you may want. I also can supply a fully rental service where by I will continue renting the caravan and taking bookings for you and servicing the caravan as normal for changeovers, so you would not have to do anything - just earn the income.

The caravan is located on Chestnut Forest 264, which has the most incredible views across Jenny's Lake to the beautiful Cornish countryside and it really is breathtaking. It is only a 7 minute walk from the main venue, shop, café etc., so very convenient.

The caravan has 5 years left on the sales agreement to remain on the site. However, this is always negotiable with Parkdean as the caravan is very well looked after. They also offer very good intrade prices.

My rental income is excellent, which is over £700 a week in the main weeks.

Location

My caravan for sale is on Parkdean Resorts’ White Acres Holiday Park, which is a famous caravan park near Newquay in Cornwall. The Park is very popular with fishermen as it has numerous fishing lakes with competitions etc. throughout the year. It is also very family friendly, with playparks, swimming pool, fabulous venue with entertainment, café, amusements and restaurant.

White Acres Holiday Park is ideally situated just 15 minutes from Newquay, so you have all the hustle and bustle of Newquay and the fabulous beaches etc., then back to the lovely countryside of White Acres; very famous for its many fishing lakes.

On the Park is a fabulous club with entertainment; an indoor swimming pool; very well equipped shop; fish and chip shop; restaurant, café and bar; amusements; a football field; and daily children’s entertainment. There is a fantastic children’s outdoor play park too, complete with a wooden galleon ship.
