This is a very reluctant sale of our fabulous 3 bedroom static caravan which is sited at Newquay View Resort on an amazing large and sunny pitch. It is in a perfect location just outside of Newquay, on an up and coming, family orientated Park, and is only a few minutes’ walk from the sea – it’s also OPEN FOR 12 MONTHS OF THE YEAR. We have owned this caravan for around 3 years, and have very successfully privately sublet it with many guests returning - it is only for sale due to a change in our personal circumstances.
We are looking for a quick sale so have decided to include all of the inventory and will pay for next year's site fees, so this is not an opportunity to be missed!!

It is a 3 bedroom, 8 berth, double glazed, 2008 BK Calypso at 35ft x 10ft and offering a lovely, light, airy and spacious feel inside. We are on an amazing pitch which is very spacious and much larger than most pitches on the park - and it gets the sun all day long!!
This year we added a very large decked area (costing around £8,000) which allows full usage of the outside space and is set up with a seating area just as you come outside, with sofa, chairs and coffee table to enjoy your morning coffee. At the far end we have a large table and chairs with a BBQ to enjoy the sunsets in the evening, or just to sit and unwind after a day at the beach.
We also added new double glazing this year, which keeps it nice and warm and toasty in the cooler months.
Inside there is one double bedroom and two twin bedrooms, plus a double sofa bed in the lounge. It is a 3 bedroom caravan but classed as 8 berth so can sleep up to 8 people. However, the most common booking has been for 4 people or 6 at the most.
In the master bedroom there is a double bed, double wardrobe, a dressing table and heater. The two smaller bedrooms each have two single beds, a heater and a wall hung wardrobe.
All bedrooms have a good sized window with fitted real wooden blinds. All the curtains in the living area are thermal backed and were made to fit the windows.
The kitchen area is nice and airy and perfectly well equipped. It includes a (mains) gas oven, microwave, plenty of shelving and storage, along with a fridge with separate freezer compartment.
In the lounge area there is a 32” HD TV with Freesat, a fitted gas fire and large comfortable corner sofa which is also a double sofa bed. There’s plenty of windows with views of the surrounding countryside and the park.
There is a comfortable dining area with a wooden table and stools for enjoying some family mealtimes, or simply for a game of cards in the evening.
The bathroom is a good size and has a shower enclosure, plus a white suite with towel rail.
We have always been a strictly pet free and smoke free caravan.
Lease Details & Fees
The caravan is able to stay on this pitch until 16/01/2028 so a really good length of time left - 9 years from January 2019. After this time the park will review with the new owner.
The yearly site rates/fees are payable by the 31st December and are £3,800.
We are looking for an offer close to the asking price of £27,950 and this includes the 2019 fees, so you are ready to advertise and take bookings straight away!
Utilities are gas and electric, which are metered and billed in June and November. The information I have to date is around £300 from November to May and around £200 from May to November (this will also be paid prior to sale).
Water is included in the fees/rates.
Insurance through the park has always been around £200 and is due for renewal on 28th February.
Annual gas and electricity checks are required by the park (as per any caravan) and are due for renewal in April 2019.
I have successfully rented this caravan for 3 years and have managed it all myself, but you can of course use the park to sublet for you if preferred.
I did not really push it and managed to sell nearly every week from April to October - the peak rates are around £900-£1000 per week and off peak are from around £250-£500.
This caravan can easily pay for itself and bring in a nice little income, and because it is a 12 month site there is potential for all year round rental.
I have not advertised for next year as we were not sure if we were selling or keeping. However, I can pass on details of lots of people that I have turned away if needed and am happy to show figures and help with any advice if required in regards to renting out.
