Caravan Description

Situated at the 'bay end' of the park, 5 minutes walk from some of Cornwall's finest sandy beaches. Pitch 78 is located just behind the holiday park's own 'Bay View' caravans in a nice quiet part of the park and though you would not describe it as 'sea view' you certainly do get the odd glimpses of the sea from the caravan and decking area.

The caravan is a 2024 model, 12ft wide x 28ft long, two bedroom Atlas Mirage 5 caravan with 'Luxury' and 'Winter' packs which includes double glazing, central heating and a very high specification. Free Wi-Fi is provided for you and you will find the caravan very well equipped to make it a real holiday home from home! Outside is a good sized enclosed PVC decking area with gate, patio furniture and BBQ. The caravan is a six berth with two bedrooms and a fold down double sofa bed (which as a general rule is not available for use), having two bedrooms we feel it is more suited to a party of up to four people (normally adults plus children) which it can accommodate comfortably plus all of your associated luggage, (please note - the bedrooms have limited space and will not accommodate a large travel cot - so if you have a baby in your party then please check with us before booking). For the above reasons and to ensure that your stay is as comfortable as possible we have decided to restrict our bookings to a maximum of four persons and our prices are therefore based on up to four people staying.

The accommodation includes: 1 double bedroom with double bed, wardrobe, radiator, overhead cupboards and shelves, a bedside lamp, a dressing table with mirror and stool, two power points with USB sockets, and a hair dryer is also provided. 1 twin bedroom with two single beds, radiator, wardrobe, mirror and power point

The fully equipped kitchen includes a gas hob, gas oven with electric fan assistance and a gas grill, radiator, five power points (two with USB sockets), integrated microwave, fridge with small separate 3-star freezer compartment, kettle, toaster and coffee/espresso maker. We provide enough cutlery, crockery and glassware for six people (at least 6 or 8 of everything), there are also ample kitchen utensils, saucepans, pots and pans etc. We use the caravan ourselves so really have tried to provide everything you may need..........we even provide a steam iron, ironing board and airer for your convenience.

The large open plan lounge and dining area includes a table with two benches and a stool, two power points, radiator, comfy 'L' shape sofa seating area, coffee table, a remote control flame effect electric fan assisted fire, 32" HD TV with Freeview channels and built-in DVD player (there is also a selection of DVD's - mostly from charity shops so more old favourite than latest blockbuster!) and a DAB/FM radio is also provided.

In the shower room is a generous sized oblong shower cubicle with sliding door, radiator, extractor fan, mirror, wash basin and toilet.

All of the beds have mattress protectors and pillow protectors. We provide duvets and pillows (8 pillows in total) for the double bed and both single beds, you will need to bring your own duvet covers, bottom sheets, pillow cases, towels, tea towels and a small bath/shower mat is recommended.

The caravan has a fully integrated (hard wired) safety system with two carbon monoxide alarms, smoke alarm and heat alarm. A dry powder fire extinguisher and fire blanket are also provided

Outside there is a private fully fenced-in PVC decking area with gate. A patio table, four patio chairs, a parasol and a good sized charcoal BBQ (easy light charcoal bags are available from the site shop). Car parking is available next to the caravan (on the door/decking side).
Charging of electric vehicles is not possible from the caravan (the power output is not sufficient) and there are currently no charging points available on the holiday park (though this is currently being reviewed) - the nearest charging points are at Tesco in Padstow (about 4 miles away)

Free clubhouse passes are issued on arrival. All electricity, gas and water are included in the price. Swimming pool passes can be purchased from reception for a small fee. Free Wi-Fi is available in the caravan with On- site Wi-Fi available in the clubhouse and most of the local pubs and restaurants offer free Wi-Fi to customers

Check in: 2:00PM (sometimes earlier by arrangement) on day of arrival. Check out: by 10:00 AM on day of departure

**DOGS**
Dogs are occasionally permitted (at the owners discretion) for an additional weekly charge of £75 per dog (maximum of 2 dogs) plus a larger key deposit of £120 payable. This is subject to the size and breed of the dog and also the make up of the rest of the party that will be staying - please ask before booking.

Terms & Conditions

Upon payment of the holding deposit and signing the booking form you are entering into a contract which requires you to comply with our terms and conditions. Receipt of your holding deposit is therefore taken as confirmation that you have read, understood and agree to these terms and conditions.

A 20% holding deposit together with photo ID for the party leader is required at the time of booking to secure your holiday. The full balance plus a £60 (£120 if a dog is included) key deposit is due 28 days before your holiday. The key deposit is to cover minor accidental damage, loss of a key or cleaning/soiling rectification and will be refunded within 14 days of your departure provided that the caravan is left in a clean, undamaged state. A vacuum and cleaning products are provided for this purpose.

Please note: all payments (excluding refundable Key deposits) made to us are non-refundable in the event of a cancellation by you. In the case of a holding deposit this will be retained for 12 months and can be used for an alternative booking with us during this time. In the event of a late cancellation within 28 days of your holiday (when full payment has been made) the 20% holding deposit will be retained for 12 months and can be used for an alternative booking with us during this time frame and only the key deposit amount plus any extra fees charged for the addition of a dog will be refunded. For this reason we strongly advise you to take out PRIVATE TRAVEL INSURANCE (many competitively priced policies are available on Internet comparison sites) as protection against financial loss should you have to cancel your holiday. YOUR BOOKING IS NOT TRANSFERABLE TO ANY THIRD PARTY.

In the event of unforseen circumstances we reserve the right to cancel any booking at any time without notice and to refund any payment we have received from you. We accept no liability for any subsequent loss (financial or otherwise) and no compensation will be given.

Only the person or persons named on the booking form may stay in the caravan, any changes must be agreed by us in writing before your holiday and may incur an additional admin fee. The booking is for the person or persons agreed by us and named on the booking form and it is NOT TRANSFERABLE to any third party. We reserve the right to instruct the holiday park to verify your photo ID at check-in prior to the key being handed over, any unauthorised sub-letting of the caravan will not be honoured by ourselves or the holiday park and no refund will be given to any of the parties involved.

The person booking the holiday (the party leader) is responsible for the the conduct and behaviour of all members of their party (including Dogs if permitted) and anyone else that they allow inside the caravan during their stay. They will be held responsible for the cost of rectifying any serious damage resulting from rough or negligent usage of the caravan during this time. In the case of theft or malicious damage to the caravan then the police will be informed and any person involved will be prosecuted.

When a dog or dogs have been permitted in the caravan the behaviour of the dog is your responsibility. Only your dog is allowed in the caravan no dogs from other caravans are permitted to enter. Dogs should be kept out of the bedrooms and off of the furniture and you will need to provide a crate or suitable bedding for your dog to sleep on. Dogs should not be left unattended in the caravan or on the outside decking area, no wet dogs allowed in the caravan, no poop bags to be discarded under the caravan or decking and please clean up after your dog in outside spaces (there are bins provided around the park). The holiday park requires all dogs to be kept on leads at all times within the park and they can issue a penalty charge for dogs found off the lead or fouling in the park. In the event of accidental soiling of the caravan by your dog it is your responsibility to ensure that this is dealt with immediately and thoroughly cleaned and odour free (ample cleaning products and a pet-hair vacuum are provided for you to thoroughly clean up and remove any pet hair before you depart the caravan), should it be necessary for us to seek professional cleaning services or replace any chewed or stained items after your departure then your key deposit will be retained.

Smoking or vaping is not allowed in the caravan, we provide ashtrays for use outside on the decking area, please do not dispose of butts on the grass outside the caravan or under the decking.
Disposable BBQ's are not permitted on the decking area, a full size charcoal BBQ is provided for you but must never be left unattended during use and must be extinguished with water after use and before it is left unattended.
Fireworks and Chinese lanterns are not allowed anywhere on the holiday park, surrounding fields or beaches.

Charging of ALL ELECTRIC VEHICLES (including cars, bikes and scooters) is NOT PERMITTED from the caravan (in the case of electric cars the power output is not sufficient and it will trip-out the electricity supply to the caravan and cause a power outage).
Electric bikes and scooters are NOT ALLOWED INSIDE THE CARAVAN under any circumstances and they are also not permitted to be used on the holiday park during June, July and August.

Should you have any specific requirements due to disability, an acute medical condition or allergy (anti allergy bedding or the need for a orthopaedic mattress for example, if you need extra large access to the toilet/shower/bedrooms etc) or if there is a baby in your party that needs catering for, then you will need to bring this to our attention BEFORE YOU MAKE YOUR BOOKING. It is possible that the caravan will not be suitable for your particular needs and we will be able to advise you accordingly. In the case of pet allergies please be aware that we do occasionally allow dogs in the caravan (we can usually let you know in advance how near this was to your booking) and though smoking is not allowed in the caravan there is no way that we can guarantee that the caravan has not been smoked in previously. We do however employ a cleaner that goes in before each let, checks everything over and makes sure that the caravan is cleaned to a very high standard and is in a satisfactory condition for letting out.

The caravan owners accept no liability for loss or damage to property or persons whilst staying at the caravan. All persons staying do so at their own risk.
